Fire door compliance: what responsible persons need to know

Why regular inspection, competent repair and clear records keep fire doors ready to protect escape routes and the people who rely on them.

A fire door only protects people if it closes fully, seals properly and holds back fire and smoke for its rated period. Small defects such as excessive gaps, missing intumescent seals or a faulty self closing device can undermine that protection without anyone noticing.

In England, the Fire Safety (England) Regulations 2022 set out specific duties for fire doors in multi occupied residential buildings, alongside the wider duties of the Regulatory Reform (Fire Safety) Order 2005. Responsible persons need dependable evidence that doors are inspected, defects are remedied and records are kept.

ASB Quality provides fire door surveys and inspections, installation of certified doorsets, repair and remedial works, planned maintenance, and compliance reporting with clear asset registers. Our work follows manufacturer certification and recognised good practice, and our FIRAS accreditation is currently in progress.

Bringing inspection, repair and reporting under one partner means findings turn into action quickly and every door has a traceable history. To discuss a fire door requirement, please use the form on our contact page.
